sqft to sqm is a division by 10.7639
Property is where this conversion lives. Converting sqft to sqm means dividing by 10.7639, which is simply 3.28084 squared, since one metre is 3.28084 feet. Squaring the linear factor is the part people forget, and dividing by 3.28 instead of 10.76 gives an answer more than three times too large. A 1,500 sqft house is 139.35 square metres, not 457.
sqm to sqft for international listings
Going the other way, sqm to sqft is a multiplication by 10.7639. A 75 square metre flat is 807 square feet, and a 120 square metre house is 1,292. This direction matters when reading European or Asian property listings while thinking in imperial, or when a floor plan and a listing quote different units for the same building.
acres to sqft for plots and gardens
An acre is exactly 43,560 square feet, an odd number that comes from an old definition of one chain by one furlong. Converting acres to sqft matters for plots, gardens and rural land. In metric an acre is 4,046.86 square metres, so a hectare, at 10,000 square metres, is 2.471 acres. Farmland in Europe is normally quoted in hectares and in America in acres, which is why both are in the dropdowns.
Why area factors are never the same as length factors
Every area conversion is the square of its length counterpart. One foot is 0.3048 metres, and 0.3048 squared is 0.092903, the square foot factor. The same holds for inches, yards and miles. If a conversion looks wrong by a factor of roughly three, the linear factor has almost certainly been used where the squared one belonged.
